Q&A — Sidewalk Doors LLC

Question 1

What areas do you serve?

Accepted Answer

We serve all five NYC boroughs — Manhattan, Brooklyn, Queens, the Bronx, and Staten Island — as well as Nassau County, Suffolk County, and New Jersey.

Question 2

How quickly can you get to my property?

Accepted Answer

We offer same-day estimates for most jobs. Call us at 347-444-8630 and we'll get out to your property as fast as possible.

Question 3

Are you licensed and insured?

Accepted Answer

Yes. Sidewalk Doors LLC is fully licensed and insured to perform cellar and sidewalk door work in New York City.

Question 4

How long have you been in business?

Accepted Answer

Our founder has been in the trade for over 35 years — hands-on experience with cellar and sidewalk doors across NYC going back to the late 1980s.

Question 5

Do you fabricate custom cellar doors?

Accepted Answer

Yes — every door we install is custom-fabricated in our Brooklyn shop to match your exact opening dimensions. We don't use off-the-shelf doors.

Question 6

What materials do you use?

Accepted Answer

We fabricate doors from heavy-gauge steel with galvanized or powder-coat finish options. All hardware is commercial-grade and sourced for NYC conditions.

Question 7

Do you pull permits for installations?

Accepted Answer

No. We do not pull permits. Permits and engineering documents, when required, are the responsibility of the property owner, general contractor, or licensed professional.

Question 8

Do you do concrete or excavation work?

Accepted Answer

No. We specialize in the door itself — fabrication, installation, hardware, and weatherproofing. Concrete cutting, excavation, and vault structural work are outside our scope and must be coordinated separately.

Question 9

How long does a new installation take?

Accepted Answer

Most installations are completed in a single day. We'll give you a clear timeline during your free estimate.

Question 10

How do I know if my door needs repair or full replacement?

Accepted Answer

If the frame is severely rusted, the door is structurally compromised, or repair costs approach replacement costs, we'll recommend replacement. We give you an honest assessment during your free estimate — no upselling.

Question 11

What types of repairs do you handle?

Accepted Answer

We repair broken hinges, damaged frames, lock mechanisms, lift assistance systems, misaligned doors, rust damage, and perform welding repairs. If it's part of a cellar or sidewalk door, we fix it.

Question 12

Do you offer emergency repair service?

Accepted Answer

Yes. For urgent safety situations, call us at 347-444-8630 and we'll prioritize getting to your property as quickly as possible.

Question 13

Can you match the size of my existing door?

Accepted Answer

Yes. We measure your existing opening and fabricate a replacement to match exactly. We can also resize the opening if needed.

Question 14

Do you work on commercial properties?

Accepted Answer

Absolutely. We work with restaurants, retail stores, warehouses, mixed-use buildings, apartment buildings, and any other commercial or multi-family property in NYC.

Question 15

Can you schedule work around our business hours?

Accepted Answer

Yes. We schedule commercial installations at times that minimize disruption — early mornings, evenings, or weekends. Just let us know your constraints.

Question 16

Are commercial cellar doors different from residential?

Accepted Answer

Yes. Commercial doors are built from heavier-gauge steel, have reinforced hardware, and must meet stricter NYC DOB commercial code requirements. We build and install both.

Question 17

I received a DOB violation for my cellar door. What do I do?

Accepted Answer

Call us. We inspect your door, identify exactly what triggered the violation, make the required repairs or replacement, and file the certificate of correction with the DOB on your behalf. We've resolved hundreds of these across all five boroughs.

Question 18

What kinds of DOB violations do you handle?

Accepted Answer

We handle violations related to cellar doors, sidewalk doors, and sidewalk hatches — including violations for non-compliant doors, unsafe conditions, missing hardware, and improper installation.

Question 19

How long does it take to clear a DOB violation?

Accepted Answer

Most violations are cleared within 1–2 weeks once the repair work is done and the certificate of correction is filed. We move fast to stop fines from escalating.

Question 20

Can an unresolved DOB violation block my building permits?

Accepted Answer

Yes. Unresolved ECB violations can block permit applications on your property. Clearing them now protects your ability to do future renovations or construction.

Question 21

How much does a cellar door cost in NYC?

Accepted Answer

Cost depends on the size, material, type of work, and access conditions. We provide flat-rate quotes after a quick on-site assessment. Call 347-444-8630 for a free same-day estimate.

Question 22

Do you charge for estimates?

Accepted Answer

No. Estimates are free and there's no obligation.

Question 23

Do you offer flat-rate pricing?

Accepted Answer

Yes. We quote flat-rate prices for most jobs so you know the full cost before we start — no hourly billing surprises.
